Fair Oaks is a census-designated  place (not a city) of rolling hills and unique, custom built tucked away homes. It consists of suburban and semi-suburban neighborhoods. American River Bluffs and surrounding attractions, Nimbus Hatchery and Folsom Dam, offer a distinctive environment focused on natural assets.
Fair Oaks is bordered to the north by the city of Citrus Heights, to the east by Orangevale, to the south by the American River and Gold River, and to the west by Carmichael. There’s a historic part of the city, called Old Fair Oaks which the rest of the city centers around. It has unique storefronts, antique shops, coffee shops, restaurants and an  amphitheater. There are community events like Fiesta Days, Thursday Night Concerts in the Park and Taste of Fair Oaks taking place in this part of town. Fair Oaks is known for  lush tree-lined streets, bike and walking trails. American River, which is the southern border of this neighborhood, offers the outdoor enthusiasts plenty of opportunities for fishing (salmon too), kayaking and other water sports. The 32 mile American River Parkway, which “was voted the Number One bike path for 2006”, goes along the American River and is easy to reach from Old Fair Oaks.

American River Parkway is walking distance from downtown Fair oaks.

Fair Oaks is an older and established area with lots of older homes and not too many newer ones. There are currently 40 single family homes for sale in this neighborhood. Only 6 of these homes were built in the past 20 years. Nine of them were built between 1980 and 2000. And the rest were built before that, with a few between 30’s and 50’s.
In Fair Oaks, the closer you get to American River, the higher the prices get. The more affordable homes, in the 400 to 600K range, are in the northern part of the city (Fair Oaks is not a city but a Census-Designated Place) between Madison & Sunset. There are some very much in-demand homes which were built  on the bluffs, overlooking the river.
