Carmichael is a suburb of Sacramento (not a city) sandwiched between American River in the south to Highway 80 in the north. It is only twenty minutes east of Sacramento and its neighboring areas are Fair Oaks, Foothill Farms and Arden Arcade and Rancho Cordova. It has a population of 75,000 which about 15% of them are foreign born. About 53% of Carmichael’s population are women.
Notable people from Carmichael include actress and film producer, Jessica Chastain and TV personality Lisa Ling.
If you enjoy an occasional trip to a river for fishing, rafting, kayaking or paddle boarding, or just a stroll, Carmichael might be your city. Carmichael really has a lot to offer for those who love nature: If in the area, check out Ancil Hoffman Park where you will find a ton of mature oak trees, turkey and deer. There is a $6 fee to get in there but absolutely worth it. While there, also visit Effie Yeaw Nature Center. (Great learning opportunity for the kids) Another feature of Carmichael is Ancil Hoffman Golf Course which was designed by legendary Golf Course Architect William Francis Bell. Those who play golf, have heard of him as he is the same person who designed the famous Torrey Pines Golf course in La Jolla.

Carmichael Homes
Carmichael is an established neighborhood with lots of older homes (not a cookie cutter) and mature oak trees. One can find larger lots there next to small ones. Definitely lots of variance there. Most of the high-value properties in Carmichael, is concentrated in the southern portion of Carmichael, near Rancho Cordova and Arden-Arcade. This portion is also closest to Sacramento, so is a good spot for commuters! The affordable property, meanwhile, is on the northern edge of Carmichael, where property is more sparse, and near Citrus Heights.
One has a lot of options in this city as far as housing is concerned. As of this date, January of 2023, there are two two bedroom condos on the market under 310K. The next more affordable homes start at 400K’s and those are three bedroom two bath homes which need some updating. With around 600K, one can find a nice 2000 sqft 4+2. At the 800K range, one can find a 4+3 completely updated sitting on 1/3 of an acre. The best thing to do is to call me and we can go over your wants and needs. Median price of sold homes in Carmichael was $537,000 in December of 2022 compared to $584,000 for sold homes in all four counties which make up the Greater Sacramento.
