East Sacramento, the jewel of Sacramento County, as the name implies, is located to the east of downtown and midtown. It is bounded by US 50 to the south, business loop 80 to the west and north, Elvas Avenue to the northeast and east and the Sacramento State University and the American River to the southeast. East Sacramento is famous for its charming, family friendly and tree-lined streets.
Little History: East Sacramento’s residential development began in 1890’s and it was annexed to Sacramento in 1911. One can not talk East Sac and not mention two neighborhoods:
- McKinley Park: A beautiful 32 acre park which has a small duck pond, a community pool, an expansive playground, 8 tennis courts as well as a Rose Garden.
2. The Fabulous Forties (Fab 40’s), where Film and Media Sacramento calls it “one of the most iconic, gorgeous and wealthy neighborhoods in Sacramento” is a spectacular part of East Sacramento where president Ronald Reagan lived when he was serving as the Governor of California. Things to do in East Sacramento
One thing is for sure: One will not be bored in East Sac.
- If anything, just a walk through the elegant neighborhoods is fun by itself. Not a walker? Ride your bike. Don’t have one? Rent one from Trek Bicycle Sacramento Midtown. Or try a Jumpbike. And if you did end up buying/renting a bike, why not ride it to Midtown or Downtown or Old Sacramento? Touring the Capitol is free too.
- If it’s close to the winter holidays, check out Sacred Heart Parish School Holiday Tour. It normally takes place in the first weekend of December where some residents in the Fabulous Forties neighborhood open their homes to visitors for a self-guided tour. You can also go for a walk or drive through the fabulous forties in December and get immersed in the Winter Wonderland.

- Having tons of local eateries within only a few minutes of driving, is another one of East Sac’s attractions. Here are some of locals’ favorites: Kau Kau Hawaiian Restaurant, East Sac Casa for pizza, burgers and sandwiches, The Greenroom gastropub, Kru Japanese Restaurant, Jayna Gyro Mediterranean. You can’t ask for a food and not find it in East Sacramento.
- Grab a tasty coffee or espresso drink and chat the times away with a friend. Or just kick back and watch those going by. Here are a few of our favorite coffee shops in the area: Chocolate Fish Coffee Roasters on Folsom Blvd, Tupelo Coffee House on Elvas Ave, Station 38 Coffee on J St, Coffee Works on Folsom Blvd
- Spend an afternoon at McKinley Park. A picnic, a run, a walk, a free yoga class.
- If one is a beer aficionado, East Sac won’t disappoint. There is plenty of breweries and tap-houses there to keep them entertained. And a good number of them are both, family-friendly and dog-friendly too. (Call first to find out) Porchlight Brewing Company off of 57th and J, Lefty’s Taproom off on Elvas Ave (Dog Friendly but check their dog policy here, Highwater Brewing on 66th St, Sacyard Community Tap House on 33rd and Stockton Blvd
- Go for a sightseeing, dining cruise on Sacramento River for as low as $24/person.
- Soak, relax and nourish at Asha Urban Baths : What is exactly a bath house? You won’t know till you experience it and with only $35, it’s a bargain. It’s a place to soak, relax, nourish, energize, heal, cleans, sooth, get a massage or a skin care.

East Sacramento is an ideal location for professionals due to its proximity to freeways, downtown, the Capital Corridor and a number of large hospitals like Mercy General Hospital at 4001 J St, Shriners Hospital for Children at 2425 Stockton Blvd , Kaiser Permanente Sacramento Medical Center at 2025 Morse Ave, UC Davis Children’s Hospital at 2315 Stockton Blvd. The charm, everyday amenities and strong sense of community have helped to attract families, retirees, and artists to the area. Median household income there is $116,000 and median home value is $739,000.
There are currently(February of 2023) 28 properties for sale in East Sacramento. The most affordable single family house there is a bungalow located near McKinley Park and listed for $499,900. It was built in 1939 and has 927 sqft of living space. Plenty of 2 bedroom new construction homes selling in mid 700’s. A few homes in the 1 to 1.5 million range and one property in fab 40’s for almost $5,000,000 which has 6900 sqft of living space.
