Natomas is community (not a city) on the north west corner of city of Sacramento with 90,000 residents. It has grown rapidly since mid-1990s with extensive retail, office park and residential development. It is located near two major freeways, the Sacramento International Airport and Downtown Sacramento. Due to availability of large business and office parks, Natomas is becoming an ideal location for employment. More and more new development is taking place in the area, both residential and business. Natomas offers its residents not only plenty of parks, trails, family-friendly eateries and shopping areas but also new construction homes and older real estate as well.
Natomas in the news: Natomas used to be where Arco Arena (Also called Sleep Train Arena) the former home of Sacramento Kings, was located. Arco Arena was famous because more than 4,800 events took place there over three decades. From concerts to basketball games to university graduation ceremonies. In 2022, it was demolished and clearing the way for a new 14 story teaching hospital for California Northstate University with at least 1400 beds. (This is big news for Natomas)

South Natomas is mostly zip code 95833 and it is the older part of Natomas. It stretches from Sacramento River to about Highway 80. According to Niche.com, population is about 40,000, median price of home is about $350,000 and median household income is about $75,000. Housing in South Natomas is definitely more affordable than North which is zip codes 95834 and 95835 and are mostly built after 2000. Some homes in this part of Natomas are built in 1940’s. There is some new construction taking place now (February of 2023) in the pocket made by Highway 80, Freeway 5 and West El Camino Ave.
North Natomas consists of zip codes 95834 and 95835.
95834 is sandwiched between the other two zip codes and in between when it comes to median household income $84,000 and median home price $415,000. A small part of it is south of highway 80 and older, built in 1960’s and 1970’s. Most of it was built after 2000 and are considered “newer”.
95835 zip code is the furthest north part of Natomas, which stretches all the way to W Elkhorn Blvd. After that is all agricultural land (for now). It has the highest median household of $107,000 among the other two zip codes. And median home price is $452,000. This part of Natomas is all “new”, all homes being built after 2000.
North Natomas is a great choice for retirees since it has several 55+ active adult communities. Four Seasons at Westshore is in the 95834 zip code, off Del Paso Rd. Prices there, for a 2 bedroom 2 bath can range from mid 400’s to mid 600’s.
Heritage Park is the other 55+ community in Natomas, further north almost by W Elkhorn Blvd. It is gated and has plenty of amenities including gym, pool and tennis courts.
